1. Can I use my lake home as often as I would like?Yes, However, if scheduled to be rented we would not recommend cancellation as it would reflect poorly in your listing. But you can block dates from being scheduled at any time if they are open or prior to releasing your listing for public booking.

2. What do I owe OB Capital?Nothing out of pocket, unless purchasing additional services. The service is designed to split the incoming fees that guests pay from the rental. (see split percentages in the ‘services’ section)

3. How do I (the homeowner) get paid?Once a month you will receive a statement from OB Capital outlining days booked, fees collected by VRBO, any additional services, etc and a check for your money.

4. Do the guests know who the home owner is or have our contact number?OBCR will direct all communication and contact information come from us. Unless you prefer us to share your information with the guests. Now, once they have the address of the property, there are public searches they could do to find out who the owner is.

5. Do guests have access to everything at or on my property?Likely No. But you can set it up however you would like. We may recommend not allowing use to things like motorized boats or personal watercraft. But things like kayaks, paddleboards, rafts, cornhole, outdoor furniture, etc we would recommend. You will also need a place if you have personal items like clothing, food, alcohol, or other items you don’t wish guests to access. We can make recommendations and discuss during the Free Consultation.

6. How much do we charge for guests to stay?OB Capital will walk you through that based on your homes accommodations. We can review market analysis that we can look at to make sure we are optimizing the pricing in comparison to other similar homes in the area.

7. Is there a minimum number of nights for guests?There can be. OB Capital will make recommendations at the time of consultation.

8. What about damages or deposits?That will be set up by OB Capital and run through VRBO, there are options that we can look at based on your interests.

9. Do I need special insurance?You may want to consult with your insurance agent and see what type of coverage you have, share what you are doing, to make sure you are covered. If anything additional, it should be minimal in cost.

10. How much can I expect to earn?That is definitely TBD. The more your home is available, the more opportunity to earn. Things are definitely seasonal and there are preferences when people want to be at the lake. You and OBCR are in this together, so we want it to be worth it for all of us.

11. Who does a guest call if there are issues during their stay?Ideally they will call OBCR for anything, unless you prefer otherwise.
